Price cuts, price cuts, and MORE price cuts! That's what's happening in the US Housing Market entering the Fall of 2021 - specifically in certain cities. Has the US Housing Crash already started?

Home prices across America have surged to Housing Bubble Levels, pricing out many home buyers and real estate investors. But the Housing Market is now softening - especially on the West Coast of the US.

Markets like Boise, Austin, and Salt Lake City are experiencing surging inventory levels and huge increases in price cuts year over year (Source: Realtor.com). In fact, Boise has seen an astronomical +920% increase in price cuts through September 2021.

This could mean that sellers in these markets - which also include Stockton, Riverside, Tucson, and Spokane - are getting desperate. And that the Housing Market in these cities has turned from a Bubble to a Crash.

Many of these markets - such as Boise and Austin - share a common trait. They benefitted from a significant exodus of people from California in 2020 and early 2021. This gave a short-term boost to these housing markets. But now that the exodus seems to be slowing the local housing markets in Boise and Austin are needing to be supported by lower-income locals.

However, not all cities in America are behaving this way. In fact, the Southeast US is experiencing the opposite situation. Inventory and price cut levels in markets like Miami, Raleigh, and Charleston, are significantly LOWER today than they were last year. Indicating that these markets are still experiencing a Housing Bubble.

What does the future hold? Home buyers and real estate investors in certain West Coast cities face a much better situation today compared to six months ago as their local markets evolve from sellers to buyers markets.
